Booking Policies

Payment
- Deposits and Balances payable by Debit or Credit Card (sorry no cheques).
Deposit
- A deposit is required for all bookings equivalent to the value of the first night for each room - Debit or Credit Card.
- Deposits are not transferable.
Balance
- The balance of a booking is due on check-in - Cash, Debit or Credit Card.
Cancellation Policy
- In the event you cancel a booking or cut short your stay the following applies.
- If more than 28 days notice is given, we will refund your deposit less a small administration charge of £5.
- If less than 28 days but more than 14 days notice is given, we will make every effort to re-let the accommodation and if we are able to do so we will refund your deposit, less a small administration charge of £5. If we are unable to re-let the accommodation the deposit is non refundable.
- If less than 14 days notice is given, we will make every effort to re-let the accommodation and if we are able to do so we will refund your deposit, less a small administration charge of £5. If we are unable to re-let the accommodation the full cost of the accommodation booked will be charged to the card provided for the deposit.
- In the event of a 'no show' the full cost of the accommodation booked will be charged to the card provided for the initial deposit.
Travel Insurance
- If you do not already have a Travel Insurance policy we strongly recommend that you consider purchasing one before booking.
Arrival
- Standard check-in is between 4.00 and 9.00pm - Earlier check ins are rarely a problem but need to be arranged in advance so the day can be planned accordingly.
Departure
- Check out by 10.00am - Rooms need to be vacated by 10.00am to allow sufficient time to prepare them for incoming guests.
No Pets
- Guide and assistance dogs welcome by prior arrangement.
No Smoking
- Please note we have a non-smoking policy inside or adjacent to the property.
Room Access
- Guests are free to come and go as they please for the duration of their stay.
Consideration for Others
- We ask that guests coming in late at night or leaving early in the morning do so as quietly as possible.
Privacy Policy
- Guest information is private and confidential and is never passed on or disclosed to third parties.

Room Servicing
- All rooms are cleaned and beds freshly made prior to guests arriving.
- We offer to service rooms daily or otherwise as requested.
Cleaning, Damages and Breakages
- Please note we reserve the right to charge your debit or credit card for any non trivial damage or breakages and any additional cleaning to what is routinely required.
